syte, a German proptech company, has announced a €9 million Series A funding round to scale its artificial intelligence platform for land and property analysis. The investment was spearheaded by amberra, the venture capital arm of the Cooperative Financial Group Volksbanken Raiffeisenbanken, with NRW.BANK entering as a fresh backer. Earlier investors—including entities from the Schwarz Group, High-Tech Gründerfonds (HTGF), vent.io and Vantage Value—also committed additional capital.

Established in 2021, syte has built a system that merges geospatial and property information with proprietary machine learning algorithms to assist property developers, financial institutions and real estate professionals in evaluating potential projects. The platform determines buildability on specific sites, surfaces applicable zoning and construction codes, and assesses the financial viability of development or refurbishment initiatives.

The startup concentrates on the preliminary assessment phase of real estate ventures, where determining construction potential, regulatory compliance and economic feasibility typically demands substantial manual effort. Though construction and financing expenses remain major hurdles in the industry, syte aims to compress the initial evaluation window, enabling stakeholders to spot promising opportunities faster and catch regulatory obstacles before committing extensive resources.

According to syte, its system can compress property and land evaluations from several weeks into mere minutes. The platform currently operates throughout Germany and indexes over 62 million land parcels.

The company serves more than 200 clients across property valuation, planning and consulting services. Use cases span from single-site assessments and investment screening to portfolio reviews for renovation needs and identification of financing avenues.

How land and existing properties have been assessed and evaluated so far costs the real estate and financial industry a great deal of time and money. Whoever digitizes these processes will help determine what gets built in Germany and Europe going forward

Matthias Zühlke, CEO of syte

The funding will accelerate automation of the pre-construction planning phases and fuel syte's geographic expansion into markets beyond Germany throughout Europe. Looking ahead, the company intends to digitally automate the complete chain of activities leading to property development.
